57 Oxford St, Bondi Junction
Team2 were engaged to design a new mixed-use development on the adjoining site to the west of our previous project, New Life Bondi Junction. The site comprised six different titles and has three street frontages: Oxford St, Dennison St, and Mill Hill Rd, the latter being a low-density residential street in a heritage conservation area.
Team2’s response was a rigorous exploration of the ‘missing middle’ housing model, a typology that bridges the gap between high and medium-density housing. The proposal steps down from Dennison Street to the heritage items on Mill Hill Road and features double-storey, build-over apartments that maximise NLA by halving the number of corridors. The pixellated façade treatment is expressed using a palette of contrasting coloured face brickwork and zinc. The ground plane creates a new shared zone link between Dennison Street and Mill Hill Road and aligns with Waverley Council’s policy of opening up new pedestrian and cycle links. The proposal skilfully integrates the existing hardware and heritage building into the design and establishes a new series of public spaces in this gateway section of Bondi Junction.
